To rent out an apartment and go to Montenegro to enjoy the sun? Understanding the Downshifting Phenomenon.

Downshifting is a general phenomenon in our society.  Here and there you can hear from people that someone dropped everything and went to a warm country for a while or left for good. We have studied this phenomenon because it is concerned with real estate.

Downshifting  is a social behavior or trend in which individuals live simpler lives to escape from the rat race of obsessive materialism and to reduce the “stress, overtime, and psychological expense that may accompany it”. It emphasizes finding an improved balance between leisure and work and focusing life goals on personal fulfillment and relationship building instead of the all-consuming pursuit of economic success. Downshifting also refers to the act of reducing the gear of a motor vehicle while driving a manual transmission.

Downshifting, as a concept, shares many characteristics with simple living, but is distinguished, as an alternative form, by its focus on moderate change and concentration on an individual comfort level, a “dip your toes in gently” approach. In the 1990s this new form of simple living began appearing in the mainstream media and has continually grown in popularity among populations living in industrial societies, especially the United States, the United Kingdom, New Zealand, and Australia.

But over time the meaning has been transformed and now it’s joined with real estate. Today it means that the person who has an apartment in a large and expensive city, rents it out and moves to live in some comfortable place. And there he can hire a flat and live on the rental income. And someone seated under a palm tree continues to work.

And young and old

It’s very difficult to create "typical picture" of downshifter. People who choose a similar way in life are very different. There are a lot of young people among them, those who have graduated just now. It’s easy to understand. They don’t have family and specific social obligations yet,  besides their parents are not so old and they can help them with eventual problems.

But there is another group - people who have 30 - 40 years old and they have achieved something in life,  they have a successful business and property. So they have decided that the time has come to relax.

Finally, the most successful group. These are people in their 50th years old who made a large capital and live on the interest received from the capital. Sometimes they choose to live in a specific country but often they travel around the world.

Which countries are the most popular for downshifters? Where is warm and cheap. And that is true: people associate heavenly life with a good climate and finally the country is selected after analysis of the consumer basket.

Those who don’t want to forget their roots they choose places with the same mentality, language and religion. In this sense Montenegro is an ideal place for downshifters. It comes to moving the entire family. A lot of downshifters have their own business. The number of foreigners is growing from year to year in Montenegro, basically this is middle class families.
